Southland Log Homes, designer and manufacturer of America’s Favorite Log Home, has been honored with national awards for excellence in log home design presented by the National Association of Home Builders (NAHB) at the industry’s annual conference in October.

Southland received log home design honors for the “less than 2000 square feet”, and “2000 to 3000 square feet” categories. The award winning log home designs were built in 2017-18. Southland has won log home design awards for the past several years running.

Grand Opening of New Manufacturing Facility

Southland Log Homes, America’s largest designer and manufacturer of log homes, has set the date for the grand opening of its new manufacturing facility in Saluda, SC for April 30, 2018.

U.S. Congressman Jeff Duncan is scheduled to attend the grand opening, along with local Saluda officials, and Southland’s executive team. Rather than the traditional ribbon cutting ceremony, a “log cutting” is planned to symbolically open the new mill.

In recent months, the company has been ramping up production in the 160,000 square foot facility, which was acquired in 2017, and had been used in years past as a textile warehouse.

“Southland’s new facility will further support the company’s leadership of the US log home industry,” said Ken Sekley, Southland’s President and CEO. “We are proud that the nation’s largest log home company makes its home, and does all of its manufacturing of log cabin kits, right here in South Carolina.”

A log home designed and manufactured by Southland Log Homes has been recognized by the Best in American Living blog.

The 3500 square foot log home, located in South Carolina, is used as a hunting lodge, and has many features that have made it very popular with guests, including a full wrap-around porch. The owners specified that only a small portion of the surrounding trees be removed for the construction of the home. They report that the remaining shade trees and the wrap-around porch help keep heating and cooling costs low.

Southland Expands to Production Site in Saluda, SC

Southland Log Homes, designer and manufacturer of America’s Favorite Log Home, has announced the expansion of its production facilities at a new site in Saluda, SC. Southland anticipates that log homes will begin to be manufactured at the Saluda site as early as May/June, 2017.

Southland’s new facility in Saluda will represent a significant expansion of the company’s precision milling capacity, and will offer advantages in terms of leaner operations, streamlined logistics, and improved product quality.

For its entire 40 year history, Southland Log Homes has had both its headquarters and production adjacent to interstate 26 in Irmo, SC. Although Southland’s headquarters and a log home sales model will remain at the site in Irmo, the original mill property has been sold for future use as an automobile sales and service complex.

“We are excited to take this next step in Southland’s ongoing leadership in the log home industry,” said Ken Sekley, Southland’s President and CEO. “The new precision milling facility will support Southland’s growth, and will further enhance our ability to supply customers with a wide range of high quality log home designs, from beautiful traditional log home plans to the latest in modern design trends and sustainability.”

Southland Log Homes Supplies Cabin for Boy Scout Camp

Southland Log Homes has supplied a log cabin that has been built at a Boy Scout camp in Ridgefield, CT. Southland partially subsidized the cost of the cabin, so that it would be affordable for the camp.

The Southland cabin, built in Sturges Park in Ridgefield, CT consists of a solid log structure with a wrap-around porch. The cabin will be made available, free of charge, to non-profit groups that support local youth.

The ‘Re-Build Gatlinburg Program’ offers an affordable and straight forward process to allow these homeowners to replace their beloved log cabins.

A key element of the program makes use of Southland’s ability to custom design log home plans and log cabin plans at no additional cost. This will allow homeowners to quickly develop log home plans that closely match the home that they lost, which is a common requirement of insurance settlements. University Expansion Contracts Awarded

Columbia, SC — Southland Log Homes, designer and manufacturer of America’s Favorite Log Home™, announced that it has been awarded additional contracts for an expansion of the facilities at Sam Houston State University. Southland is providing design support and materials for a meeting hall and a medical building on the University’s Huntsville, Texas campus. Previously, in 2013, Southland supplied nine other buildings at the University, including a large assembly building and eight residential units.

Construction on the new buildings is scheduled to begin in May.

Beginning in January, log cabins designed and manufactured by Southland Log Homes will be featured on the National Geographic channel’s “Building Wild” television program.  The program, hosted by Paulie DiMeo of “Extreme Makeover: Home Edition”, follows the construction of dreamed-of log cabins in wild settings.

The first episode featuring a Southland log cabin is scheduled to air on January 28.  It tells the story of the construction of a cabin, situated in a beautiful Vermont mountain setting, which is capable of rotating 360 degrees so that the owners can enjoy both the sunrise and sunset from their porch.  The ability to rotate the cabin allows it to be positioned to optimize solar heating benefits as well.

Green Homes: Building with Nature

Green building grows out of a connection with the natural landscape. It is a set of informed decisions that considers the site and materials to reduce the cost, maintenance, and energy usage of the home. Conservation is central to the green building approach. Green homes are healthier, safer, more comfortable, and cost less to operate. They connect people to the land and community around them. Here are seven green building ideas:

Passive solar design

Passive solar design involves placement of the home (and its doors and windows) in a way that will conserve heating and cooling resources. Passive solar design is practiced throughout the world under all climate conditions. As energy costs rise, it is critical to use building orientation, window placements, stone floors, roof overhangs, reflective barriers and other techniques to control natural solar energy.

In warm climates, face the broad side of the house to the north or south, to avoid excessive heat gain as the sun rises and drops in the horizon. Use deep overhangs or solar screens to shield glass areas from direct sun. Avoid skylights or greenhouse rooms, because they allow too much heat gain. In colder climates, solar heat can be captured and stored in materials such as concrete or stone to be slowly released during the evening.

Choose a floor plan that helps you optimize your passive solar energy. An open floor plan optimizes the effect of passive solar heating or cooling. Look for doors and windows that might catch the prevailing breeze and allow cross ventilation. Lower inflow windows and higher outflow windows keeps air moving, as hot air rises.

Your materials can also help you user passive solar energy. A thermal chimney uses a hot zone, such as a glass cupola with windows or vents, to create rising air currents to pull air through the building. Double glass panes provide an insulating air space between the panes, reducing heat transfer. The metal oxide coating on Low-E (emissive) glass helps to keep solar heat out, and interior heat in.

Efficient attic spaces

Use of attic space can contribute to the efficiency of the heating and cooling system of your home. In hot climates, attic spaces can accumulate heat, transferring it to living areas below through air conditioning ducts located in the attic. In cold climates, moisture can accumulate in unventilated attic spaces, causing wood rot or mold. Continuous eave and roof ridge vents will create natural air flow through the attic. Air enters through the eave vents, and moves out through the ridge vents. As heated air rises, it ventilates the attic.

Consider your materials when planning your roof. Lighter colored roof materials absorb less heat. Reflective heat barriers on the underside of the roof deck help to reduce heat gain.

High levels of insulation in attics and exterior walls is crucial for comfortable indoor temperature in all climates. Some research is being done on building sealed, highly insulated attics.

Optimize your heat and AC systems.

In any home, check for leaks in duct work joints, and around windows, doors, attic stairs, exhaust pipes, recessed lights, and electric outlets. Ongoing maintenance of central air systems is necessary to prevent air loss. Use programmable thermostats to regulate your energy usage. Use Pleated-Media Filters in AC return-air grills. This filter removes particles as small as mold spores from the air that is drawn back into the AC blower, keeping coils cleaner and improving the air quality in your home.

Your heating and cooling equipment choices play a huge part in the efficiency of your home. Heat pumps on electric furnaces reduce energy use by drawing heat from outside air, using the same technology that air conditioners use to remove heat from indoor air. For air conditioning, remember than an oversized system will cool too quickly, and leave the room clammy. Smaller systems run long enough reach the desired temperature, and, at the same time, clear the air of humidity. A smaller system lasts longer, does not cycle on and off frequently, and costs less to purchase.

Check with your utility provider for free diagnostic testing and rebates for high efficiency AC systems, insulation, solar screens, and weather-stripping.

Reduce water needs

Water should be conserved and reused whenever possible when building a green home. Native landscaping that is suited to the rainfall in your area is fundamental to building green. When clearing your lot, keep as much native growth on your lot as possible.

Some other ideas – Water pervious materials such as crushed granite or open paving blocks allow water to percolate into the ground. Rainwater catchment systems use gutters and barrels to catch and store water that falls on roofs. Reduce water and fertilizer needs by re-cycling yard waste and leaves for use as mulch.

Purchase energy efficient appliances for your new home. Front loading washing machines use less energy and water. Some dishwashers use less water and have no-heat drying. Check water and energy usage before buying appliances. Low flow toilets and shower heads reduce water usage.

Use renewable or recycled materials

Recycled and renewable materials for building have come a long way in the last few years. When building your new home, there are several ways to use both recycled and renewable materials.

Use materials with recycled content when possible, such as cellulose insulation, Thermo-ply, and lumber composites. Recycled and re-claimed wood floors are an attractive and efficient re-use of materials. Consider decks made of waste wood and/or plastic.

Plan for a place to re-cycle household trash, such as a storage bin in the kitchen, and holding bin in the garage.

When purchasing renewable materials like wood try to use locally produced, materials. Concrete floors utilize the foundation material as finish floor, saving materials and labor. Bamboo floors are made from a rapidly renewable source – bamboo is a grass that can grow several feet per day. Hard surface floors do not hold dust, molds, and allergens, and are very durable.

Some other considerations when choosing materials: Medium density fiberboard (MDF), a wood product used for interior trim and doors, does not contain formaldehyde. Fiber-Cement siding, trim, and pipe materials (Hardie Board) are very durable, rot resistant, and fire retardant. Consider alternative building materials, such as rammed earth, straw bale or insulated concrete panels.

Protect Your New Home’s Site

Reduce the impact to the building site as much as possible. Protect trees, vegetation and bird habitats on the site. Native trees, grasses, rock outcroppings and natural drainage can be made a part of your building and landscaping design. Make sure construction waste is properly disposed of, especially paints and solvents. Do not allow them to be buried on the site.

Use safe materials

Use products that are biodegradable, non toxic, water based, and cold water compatible. Avoid products that contain dyes, ozone depleting chemicals, heavy metals, formaldehyde, or known carcinogens. Avoid solvent based finishes, particleboard, adhesives, some carpets, and other products that release volatile chemicals into the air. Look for green rated labels on carpets and other products.

Remove old-style pressure treated wood when possible, especially in play structures.

Green building is an approach to design and construction that respects the environment and conserves resources. It is a common sense approach that is available to all home owners. Green building techniques create a more cost effective, enjoyable and sustainable home to live in.

Green building grows out of a connection with the natural landscape. It is a set of informed decisions that considers the site and materials to reduce the cost, maintenance, and energy usage of the home. Conservation is central to the green building approach. You made your decision; you are finally going to build that log home. Not just any log home, but that special creation you’ve held in your mind ‘s eye for so many years. You have walked on those knotty pine floors, gazed out from behind those oversized picture windows, cooked dinner, curled up by the fire, and even slept in that special home – using that vivid imagination of yours. Oh yeah, you’ve been dreaming about your log home for a long time, and you have finally decided to make your dream become your reality.

Now the fun begins, and the first order of business is to choose the floor plan that is consistent with the home you have pictured in your mind ‘s eye – and the property on which it will be built. Choosing a plan and refining the design to meet your needs will require some research, introspection and inspiration. It is best to look at standard designs first. These homes have been built time and time again, and are popular for a reason. You can always add customizations as needed.

If you already have land you want to take a hard look at it while you are choosing your floor plan. Not all homes work on all home sites. For instance, a walk-out basement typically requires a slope or a hill so the home may be recessed into the terrain. Additionally, some plans will take advantage of the home ‘s location relative to sunlight when situated correctly on the land. So you will want to know where and how your home will be positioned on your property.

A floor plan is about space deployment, or more specifically, the space you want (or need) for family members, guests, pets, entertaining and basic household operations (i.e. cooking, dining, laundry, storage, etc.). Furthermore, it is easy to overlook space requirements for many things we take for granted such as hobbies, displaying collections and other family activities. Try to anticipate your family ‘s needs and choose a log home plan with the appropriate amount of room.

Once you have identified this all-encompassing ‘wish list’ you might find yourself over budget. Remember, choosing a standard log home floor plan from the manufacturer is generally less expensive. These are floor plans that are popular, and the manufacturer has had lots of practice with them, so they can be a great buy. One of the best tips about using a basement for additional living space is to raise the ceiling. Adding an extra foot (or more) in the height of your basement ceiling is much less expensive than adding an additional floor or expanding the overall floor plan, and the added height will eliminate that closed-in feeling you get with so many basements.

Adding or enlarging dormers is another way of capturing space from a second story or loft that is framed by a sloping roof line. It is also a good idea to keep a list of things that you don’t like; things you may have seen in a magazine or noted when visiting other log homes. Some of the most frequent complaints one hears about log homes, especially older models, is the lack of storage space and small closets or bathrooms. This is most often the result of poor planning or not taking into consideration the diameter of log walls and the lack of attics in most log homes. Refer to your list when discussing details with your designer and remember that in most cases you cannot build a closet or a bathroom that is too large.

These are just a few ideas that can help you choose and refine a log home floor plan to fit your lifestyle and accommodate your family ‘s needs. Your log home company or architect will have many ideas that you may not have considered so encourage them to offer suggestions. Explain what you are trying to achieve and let their experience and knowledge guide you, but in the end, this is your floor plan.

University Expansion Contract

Southland is providing design support and materials for nine structures, including a large assembly building and eight residential units.

Stands Up to Severe Storm

Columbia, S.C. – A powerful storm destroyed a steel and wood frame storage building at the corporate headquarters of Southland Log Homes, Inc. on Monday, July 26 near Columbia, SC. The log buildings that house the company’s offices and model homes were undamaged by the reported “micro-burst” which created winds estimated to be in excess of 85 mph. There were no injuries reported from the Southland incident.

The storm, which caused power loss and flooding for many Columbia residents and businesses, tore the roof off and collapsed the walls of the Southland storage building and blew large pieces of the debris onto adjacent businesses. The strong winds also caused large insulating panels to be widely scattered over nearby properties and trees.

“The storm caused considerable damage to our site, but it did illustrate the resilience and durability of our log homes,” said Ken Sekley, CEO of Southland Log Homes. “Our log buildings made it through the storm with no damage. As a result, we are fully back in operation, shipping custom log homes to our customers around the country.”

“Most importantly, we are thankful that no injuries resulted from this incident,” stated Sekley.

“Going green” seems to be on everyone’s minds these days, especially with the struggling economy and the news about global warming. What many people don’t know is that log home living has always been environmentally friendly. Log home owners not only save money on energy costs but also do their part to promote the health of our environment.

What exactly does going green mean? It means using less energy, using more renewable resources and limiting greenhouse gas emissions. Log homes accomplish all of these goals and more.

Log homes are more energy efficient than the average home. Solid wood walls have natural insulating properties which offer increased energy efficiency, resulting in lower heating and cooling costs. This is because logs absorb heat energy in the daytime and radiate it at night, which evens out the temperature and makes families feel more comfortable while using less energy.

Also, the log wall joinery and roof systems of log homes eliminate air infiltration and moisture, thus conserving energy. A study conducted by the Department of Energy showed that a solid wood home saves approximately 45% in heating costs and 24% in cooling costs compared to a stick frame home.

Rome wasn’t built in a day, and your log home won’t be either. But with careful planning and attention to detail, homeowners can turn a potentially daunting task into an enjoyable and manageable milestone.

Many homeowners have in mind a specific date by which they want to be moved into a new log home. Meeting that goal requires a realistic understanding of how long each step of the planning and building process will take. Davies Merry, Vice President at Southland Log Homes, says prospective homeowners should consider their timeline in two main categories—pre-delivery and post-delivery.

Pre-delivery Timeline

Prospective homeowners should consider the following factors when planning the pre-delivery timeline:

1. Is it a Signature Series Plan or a Custom Plan? For signature, predesigned plans, Mr. Merry recommends allowing about two weeks of lead time. Custom plans may take up to four weeks, however, because designers will have to design a house that meets your needs, as well as making sure the plans meet applicable building codes.

2. Will you need financing? This is a step homeowners often overlook in their planning, but this process can’t begin until the building plans have been selected. Securing a construction loan may take three weeks or more after the mortgage company receives your final plans.

3. Have you selected a builder? Mr. Merry recommends allowing at least two weeks to interview potential builders and to gather estimates. Don’t rush the process: Take time to carefully select a qualified builder who is attentive to your concerns and who has a reputation for doing the job right. Post-Delivery Timeline

Once the plans have been selected, financing has been secured and the builder is hired, prospective homeowners should work closely with their contractor to determine the post-delivery timeline. Southland Preferred Builder John Spencer, owner of Specialty Home Plus Builders in Jackson, Mississippi, recommends that his customers allow at least eight months for the process. Additionally, when Mr. Spencer meets with new clients, he gives them a detailed, week-by-week account of what to expect in the building process. Doing so allows homeowners to more accurately plan when they’re going to move in and eliminates frustrations.

While each contractor will have his or her own post-delivery timeline, the process typically includes the following steps:

1. Land-clearing and foundation installation. This could take up to two weeks, assuming the weather is cooperative and no problems appear during the excavation process.

2. Erecting the structure’s frame. This step takes three to four weeks, Mr. Spencer estimates.

3. Electrical, plumbing, heat and air conditioning, and inspections. Allow two weeks for each step, which includes time to correct any mistakes.

4. Final touches, such as insulation, trim work, installation of cabinets and floors. Mr. Spencer suggests allowing a few months to complete this phase of the building process.

“I tell all my customers to give themselves eight months [for an average-sized home] and use six months as a stretch goal,” Mr. Spencer says. “But if you don’t leave a margin for error, people get frustrated and start making poor decisions.”

“Green building” – society’s buzzword that refers to environmentally-sensitive construction – was once the dream of a select few forward-thinking environmentalists. The benefits of a green home are diverse, but the most widely recognized outcomes are environmental. Reducing the environmental impact of homes is an important step towards fighting global warming and conserving valuable natural resources.

However, there are numerous, less publicized benefits of green homes. The first warms the heart of every American – savings. Cost has long been considered a deterrent to building a green home, initially turning interested homeowners away. Carlton Owen, owner of The Upstate House, a green home in Greenville, S.C., attests that anyone buying a home should consider the, “total cost of ownership – the purchase price, plus operating costs, plus maintenance, plus taxes, etc. Often, one will find that the higher purchase price for a better built, more sustainable home has a lower total cost of ownership.”

According to Mr. Owen’s online blog, during the summer of 2006, in the midst of above average temperatures, he reaped rewards of below average utility bills: $72.18 in July and $63.22 in August.

The superior energy efficiency of a green home reminds us that it’s truly a high-performance home. Attention to detail and durable, sustainable materials make a green home far superior to the average home on the market, and results in numerous health benefits. Along with drastically improved air quality and reduced exposure to mold, mildew and toxins, green homes also maintain consistent temperatures and humidity levels throughout the home.

“My green homes are the most comfortable homes that I have ever lived in,” agrees Mrs. Judith Rigg, a green homeowner since the 1970s. She attributes much of her satisfaction to the abundant natural light, citing that, “it feels more like we are living outside than indoors.”

“A lot of horse power and snazzy looks.” This is how Dan Steward, of Majestic Estate Builders, who has been building luxury custom green homes for more than 26 years, describes a green home.

Over the years, Mr. Steward has come to realize that not everyone looking for a green home realizes it at first. “I see green building as high-performance building,” he explains. “There are a lot of people looking for high-performance homes, and when we get involved we can explain how a high-performance home is really a green home, and then we can show them how they can continue to make improvements and help the bottom line. It’s just the beginning.”

There are numerous “shades of green” to build a home, which is often initially confusing to homeowners. Working with an experienced green homebuilder can be extremely beneficial, but is not absolutely necessary. One of the most convenient methods to guarantee that you are building a green home is to build it to meet a set of criteria outlined by a green certification program (such as LEED for Homes, EarthCraft House™ or ENERGY STAR®).

Home Envelope: A vital step in making a home energy efficient is reducing uncontrolled air leakage. Innovative foundation systems insulate the actual foundation and lower floors of a home, as do state-of-the-art low-E (low emissivity) windows that improve the insulation value of the window itself. For the remaining exterior walls, increasing the R-value (resistance to heat flow) increases thermal performance and energy efficiency.

The Unreal Randy Blog Review

I met Randy Lynch 2 yrs ago here at our Fredericksburg model. Mr. Lynch has a soft, easy smile and would gladly stop to update me on the progress of his log home planning.

During the months it took to build his log home Mr. Lynch would stop in the model periodically giving us updates. I asked him to make sure he took pictures so we could put him in our photo album here at the model and he happily agreed to give updates and get me those pictures.

I hadn’t had a progress report from Mr. Lynch in over a year so you can imagine my surprise when he walked into my model with that same quiet, easy smile. I asked him for those building pictures. Randy informed me he did indeed have the pictures he’d promised of the building progress and was adding more, on his website.

If you get a chance I encourage you to take a look at it. Randy’s easy, charismatic attitude shows through even at the beginning. He talks about the log home package he bought from Southland Log Homes, the additions he made, including the costs and he justifies everything he does with good research and back up know-how from his builder. Randy’s customized log package completed will be a 4,600 sq. foot home (including basement) with a full wrap-around porch and a full walkout basement. The logs are 6×12 dovetail Western Red Cedar logs shipped in from the west coast by special order.

Randy tells you about his builder and the land he received from his parents to build on, which has an amazing view of the Potomac River? His web site even has an area to click on showing his plans, sketches and a list of the customizations he chose.

Each section of clear, crisp pictures on his timeline, starting April 19, 2006, features an area you can click on to take you to more in-depth photos and explanations of what work is going on and how things are progressing, or why they’re not. In the final frame dated March 23rd, you can view Randy’s corn burning heat system. There are also before and after pictures about certain areas of the house.

Federal Tax Credit

IRMO, SC — Southland Log Home buyers looking to realize their dreams of log home living, may be eligible for a fully refundable federal tax credit of up to $8,000.

A new law enacted last week expands the federal tax credit to move up homebuyers on purchases of qualifying new homes completed before July 1, 2010. In addition to this expansion, the program has been modified to extend the allowed time for first-time homebuyers and military personnel. Home buyers are eligible for a fully refundable federal tax credit of up to $6,500 on the purchase of a new residence, if they have owned and lived in their home for at least five consecutive years out of the last eight. First-time homebuyers are eligible for a credit of up to $8,000.

Workforce Training Grant

IRMO, SOUTH CAROLINA – Southland Log Homes, provider of America’s favorite log home, has been awarded an employee training grant by the South Carolina Workforce Investment Board. The grant will be used to enhance the company’s training and investment in lean manufacturing techniques.

Lean manufacturing is a process management philosophy derived mostly from techniques developed at Toyota. ™ The core concept is to understand and maximize customer value while minimizing waste.

“Investing for the future is crucial during these challenging economic times”, said Ken Sekley, CEO of Southland. “Our adoption of lean manufacturing methodologies has improved our competitiveness. This grant will help us to continue our employee training and to maintain our status as a world-class manufacturer of log homes.”

Southland expects to complete the training programs between September 2009 and March 2010.

Energy Star Certification

America’s favorite log home, is pleased to report that recent independent testing of a Southland Log Home indicates that Southland’s materials and designs can be used to qualify Southland Log Homes for ENERGY STAR certification. ENERGY STAR is a widely recognized U.S. government program that certifies homes (and other products) that achieve significant energy savings.

The independent testing of a Southland Log Home was done to support the company’s recent efforts to promote the energy efficiency of its log homes and the green building practices that they represent. The test results confirmed that, when quality building practices are used, Southland Log Homes can exceed ENERGY STAR rating requirements and received a “Five Stars Confirmed Rating” under The Home Energy Rating System.

The test results are consistent with findings in past studies, which have found log homes providing energy cost savings as high as 46% for winter heating and 24% for winter cooling.

“We are excited to be able to demonstrate the energy savings that can be obtained in a Southland Log Home,” said Ken Sekley, CEO of Southland. “The beauty and durability of Southland Log Homes have long been recognized. Now, the energy savings and other ‘green’ construction advantages of a Southland Log Home are also becoming apparent.”

Putting the Fun in Homebuilding

When Scott Lee was a child, he enjoyed building houses with toys. Today, he says, life isn’t terribly different than it was then, as Lee helps to make “grown up” houses with Southland Log Homes.

“I tell my friends that I’m really just playing with a big boy’s Lincoln Logs,” laughs Lee. “I suppose it’s a bit more than that.” In early 2006, Lee was in the homebuilding business when he says he “lucked up” when an opportunity arrived that he couldn’t pass up. He joined Southland Log Homes and has since been discovering a different side of the construction business. Today, he makes log houses; not cabins, but homes.

“Everyone always asks me about Abe Lincoln,” says Lee, “but there’s a lot to these homes.” Southland Log Homes designs functional, modern houses with the rustic elements of a log exterior.

“In many ways, it’s exactly what you would think,” Lee explains.

“We make these logs that fit together, just like the toys. The technology is newer though. Our logs are treated to be water and weather-resistant. Inside, they’re just like any house you could want.”

Rather than constructing each home, Southland designs each home and produces the materials needed. “Buyers can come into our model home and look around. If you aren’t sure of exactly what you want, you can pick a floor plan out of a book. If you have your own idea, however, we can work with that too.”

Lee says that there are no limitations to what can be done with a log home. “We frequently have customers that bring in a sketch, and we will remake it. Design-wise, we can do just about anything that you could want; even multiple stories.” In fact, Lee says that the majority of their plans are of multiple-floor buildings.

Many customers are drawn to Southland’s down-home nature, but there’s more to a Southland home than the visual feel of a hunting lodge. Owners of Southland Log Homes can rest easily knowing that their home is also eco-friendly. “Our homes have great insulation. A log home is 30-40% more energy efficient than your standard home. We actually have a five-star energy rating.” Energy efficiency aside, all the logs used in the construction of a Southland Log Home are cut from renewable forests.

“Energy efficiency is really just the icing on the cake, though,” says Lee. “The draw of these homes is rustic, quiet living. A log home is a lifestyle. People want to relax, sip coffee on their porch and look out over a lake. What better way is there to do that than this?”

After buying up a total of 2,600 acres, with low lands for duck hunting, two 20 acre lakes for trophy bass and brim fishing and plenty of forests and fields for deer and turkey hunting, it was time to have a house on the property that Bruce, his wife Ida and their family and friends could enjoy.

The Dunbars built a new log cabin and enlisted the help of Trissy Holladay at Seibels to select modern amenities and comfortable, rustic touches for the home and Southland Log Homes to customize a floor plan to fit the Dunbar’s needs. A four-bedroom, three-and- a-half bath cabin with a spacious great room, an open kitchen and a porch that encircles the entire structure resulted. Note: The Dunbars purchased a Caroline I log home plan.

Once the logs were in place, Bruce counted on contractors and craftsmen from Birmingham and Selma to add an aged character to the new construction. Reclaimed heart pine floor boards – 12 inches wide – from a building in Fort Payne, a 40-foot stone chimney and antique oak kitchen cabinets resembling weathered barn doors and a warm feel to the new structure. Holladay helped the Dunbars select natural materials – slate tile, copper sinks and counter top, granite and oil-rubbed bronze fixtures and hardware to complete the look. Up-to-date amenities are also seamlessly incorporated into the home’s design. One example is a built in beverage center which appears to be a free-standing buffet but actually conceals two small refrigerators.

When it came time to furnish the home, the folks at Seibels knew just what to do. For years, they’ve searched out the craftsmen from around the southeast to create custom furnishings such as the ones found in the Dunbars cabin. Headboards and bed side tables made from reclaimed wood and architectural pieces, hickory chairs with caning, a dining table made from antique beams and a gun case made from antique heart pine are just a few of the custom pieces found in the log home. In keeping with the casual feel, denim and utility canvas comforters, burlap bed skirts and vintage ticking details were used fro bedding along with old Adirondack camp blankets for color and added warmth. Antler sconces, an antler mirror and, of course, the five-by-five-foot cascade antler chandelier in the great room add an updated, hunting lodge feel. Holladay also incorporated a collection of prints that have been in Ida’s family for years, depicting famous American Indian chiefs, along with the obligatory collection of prized deer heads, a turkey and even a beaver and otter into the décor.

The Dunbars delight in inviting family and friends to hunt, ride four wheelers and enjoy their new get away. They even hosted an extended family Thanksgiving dinner last November. But Bruce is quick to note, “The cabin was built for family and friends to enjoy, but everything done on the property has been carefully done to enhance and preserve wildlife.” Westervelt Wildlife Services, out of Tuscaloosa, advises the Dunbars on wildlife management. They’ve planted sawtooth oaks and fruit trees, chufa and other plants to improve wildlife and hunting on the property. Management of the lakes proved a success when Bruce caught a 14-pound bass last year.

The Dunbars know that they bring the next chapter in the rich history of their property. As is the case with much of the Black Belt, the land has seen many uses over the years. In just the last hundred years or so, it has been farmed for cotton, cattle and catfish. There are reminders of the days when Creek Indians inhabited the area. “We’ve found allot of Indian relics on the property, arrowheads and grinding stones,” says Bruce. “Anytime we clear something and it rains, you can find arrowheads.” An old farm road, once used to carry cotton to market, winds its way through the property. There’s a 40 acre pecan orchard with trees planted before the Great Depression and grayed, wood farmhouses are scattered throughout. Now the Dunbars have made their own mark on the property, building a home, and preserving the land for generations to come.

Before Patio Enclosures, Sekley was an executive vice president with ICI / Glidden Paints in Cleveland. More than 20 years ago, a young couple wandered into a model log home at Southland Log Homes close to where they lived. “It would be so neat to have one of these one day,” they agreed. That dream stuck long after Sally and Graham Taylor got married and started their family. But it wasn’t until three years ago, after purchasing a piece of land as an investment, that this vision blossomed into reality.

Big House, Little House

The Taylors’ property is in Gilbert, South Carolina—not too far from the bustling art and culture hub of Lexington. “But once you head down our dirt road, you feel like you’ve left all that behind,” says Sally. “I just couldn’t picture building anything other than a log home out here.”

Although the couple can’t remember many details from that log cabin they toured decades ago, they both recall its general impression. “It was so cute and cozy,” says Sally. This is what inspired the Taylors as they burned the midnight oil – designing their future home during those few moments their busy schedules allowed.

“Remember? I did the talking, and you did the drawing,” says Sally, reminding Graham about the brainstorming sessions that resulted in their own snug 2,200-square-foot home. “We started with the concept of a big house connected to a little house,” she continues. “We’d seen pictures of a contemporary house built in that style and thought: ‘Wouldn’t that look cool as a log cabin?”

From the front, the Taylors’ log home does appear to be two. (The smaller structure is actually the couple’s master bedroom suite.) A covered porch, 8 feet deep and 24 feet wide, creates an inviting spot to greet guests at the front of the main house.  “We wanted a low profile, so the house sits down and fits perfectly into the land,” says Graham.

DIY Time

Once the couple was happy with their design, they took it to Southland Log Homes in Irmo, South Carolina. Southland created a blueprint, determined the necessary building materials and rounded up on the numbers, allowing for error and supplying some extra lumber for other projects. The Taylors then built their home themselves, starting by clearing the land.

Graham, a landscape contractor, took seven months off work, making their home his main project. They hired local construction workers where needed, and Sally spent afternoons onsite, overseeing the efforts.

“I was amazed watching our home go up,” Sally says. “Since all the logs are numbered, you just start stacking. It took shape quickly.”

Not that they felt confined by their blueprint. “Since we were there every day, we could visualize opportunities to add something different. Though sometimes they came with a price tag,” says Graham with a laugh. “Like the day one skylight morphed into five!”

Living Large

Just inside the front door is the living room, where the walls soar to 18 feet. The Taylors decided to skip the traditional tongue-and-groove ceiling (“We didn’t want too much wood,” Graham says) and, instead, coated the drywall ceiling with a caramel-colored paint that complements the logs.

Spiral stairs ascend to a single bedroom—a haven for the Taylors’ eldest daughter Amber Jade. She and her friends “fly up the staircase” to the retreat, with its own bath and small refrigerator. At the other end of the house, daughters Autumn and Ally share a Jack-and- Jill bath (but with two sinks and vanities) between their bedrooms.

“Many of the home’s special features capture space that likely wouldn’t have been used,” Graham notes. Amber Jade has a desk built into an alcove corner that was not drywalled as originally planned. Autumn has a desk and vanity area with a mirror and a built-in drawer. Ally even has a dollhouse built into her bedroom wall.

Shutterbug Style

The Taylors put a lot of heart into designing their kitchen, starting with the dramatic L-shaped bar where the countertop doubles as a portrait gallery. Sally, the resident photographer, wanted a special place to put her images of family and friends.

“It’s one of our home’s main attractions,” she says. “Our friends go straight to the bar and start laughing and reminiscing about the photos.”

To maintain an open feeling, the couple kept overhead cabinetry to a minimum. Instead, at one end of the bar, they crafted a brilliant storage tower, which houses a cupboard on the bottom, a microwave in the middle and a TV (which swivels to face the kitchen or living room) on top. Cottagestyle open shelving rounds out the storage-friendly scene.

If you want proof that this kitchen is a family hangout, just consider the wooden swing that sits smack dab in the center of the doorway (but with plenty of room to get around it, Sally points out). “The teenagers love it as much as the little ones,” she says.

The couple originally designed the kitchen with a lower ceiling to help define that room in the open floorplan. But once the beams were in place, Graham couldn’t resist “throwing a floor up there” to add extra living space. He built a ship’s ladder to access the loft, which Sally now uses as her office.

Lumber Leftovers

The Taylors were precise in their planning and construction and ended up with leftover lumber they put to good use. Remaining 1-by-6 foot floor boards found purpose as kitchen countertops. Other lumber became the loft above the kitchen, and extra logs are slated for a logcabin doghouse.

Another unique feature is a barn door that rolls along a track. For just $80, this contraption has become like a secret passageway – closing off one end of the house when the girls want some privacy.

“The way this house is laid out is all about raising a family,” notes Graham. “We got a lot of ‘house’ with many great features—but in a really small package.”

New Federal Tax Credit

Columbia, SC — Recently enacted legislation that provides a tax credit of up to $7,500 to first-time homebuyers makes now the perfect time to buy a Southland Log Home.
